Siebel Systems has agreed a prelet on the whole of Brixton Estate’s Orbis office scheme (pictured) at the Causeway in Staines.
The 11,148 sq m (120,000 sq ft) scheme in three buildings has been let at a rent of £339 per sq m (£31.50 per sq ft) on three 20 year leases with a nine-month rent-free period.
James Brounger at Insignia Richard Ellis, joint letting agent with Knight Frank, said: “The scheme has been prelet before construction has begun which is quite unusual. That reinforces the fact that Staines is still an area of great demand.” He was unable to identify the tenant but a source close to the deal confirmed it to be Siebel.
The 1.4 ha (3.7-acre) site on Lovett Road adjoins Siebels HQ at the old Glanty Loop site which Brixton sold to the RAC.
Construction of Orbis is scheduled to start this month, for completion in March 2002.
