Siemens signs partners in Didsbury

Global technology and engineering firm Siemens has selected Bruntwood and PJ Livesey as development partners for its £83m, 20-acre sustainability and healthcare business park in Didsbury, south Manchester.

Offices totalling 140,000 sq ft, a Spire Healthcare hospital and training and conference facilities will be built by Bruntwood, with PJ Livesey developing 100 homes at the Princess Parkway site.

The scheme will include the refurbishment of Sir William Siemens House, which will be retained as Siemens’ regional management hub. The building is considered one of the leading examples of modernist architecture in the UK.

The commercial elements have an estimated gross development value of £50m and the residential has a GDV of £33m.

Ask Real Estate, Story Homes and Patrizia were also shortlisted.

Siemens purchased the site in 1988 with a restriction from Manchester city council that it could not be turned into housing. To overturn the residential restriction, it is understood that Bruntwood must first develop one of the three office buildings.

Robin Phillips, Siemens Manchester site director, said: “The agreement of commercial terms with Bruntwood and PJ Livesey is an important step towards creating opportunities for growth in the local area.”

A deal agreed with Kier to develop the site fell through last year owing to uncertainty over the government’s future national energy policy.
