Simons Estates surprises Leeds market with Redrow resi move

Simons Estates has teamed up with Redrow Homes to bring forward the £25m residential element of its mixed-use Sweet Street scheme, one of the last gateway development sites in Leeds.

The decision will come as a surprise to local agents, who have been tipping Taywood as Simons’ preferred development partner. Taywoods Guy Evans confirmed the two were in negotiations, but said: “We were running with Simons but stopped because of the amount of property we have in Leeds already.”

Redrow will build 238 one and two-bed apartments in four blocks, rising up to eight storeys high.

Sweet Street is Redrow’s first city centre scheme in Leeds, and senior planner at Redrow, Matthew Watts, said: “We believe there’s still strong demand for city centre living and intend to bring some affordability into it.” One-bed apartments will be priced at under £100,000.

Simons has signed Dublin-based Bewley’s Hotels for an £18m, 250-bed hotel at the scheme, which will be Bewley’s first in England. Bewley’s opened in Glasgow last year and plans to open one hotel in each UK regional capital.

The £93m Sweet Street scheme also proposes 11, 425 m sq (123,000 sq ft) of offices and provision for 6,225 m sq (67,000 sq ft) of leisure. An outline application has been granted and a detailed submission for the site is expected in July. Subject to consent, Sweet Street will start on site in November.
