Smith & Williamson in talks to prelet Schroders’ former HQ

Financial and professional services firm Smith & Williamson is understood to be looking to sign for around 150,000 sq ft of the office space at Stanhope’s redevelopment of Schroders’ former headquarters at 40 Gresham Street, EC2.

The business is currently based at 25 Moorgate, EC2, where it occupies the entire building on a lease that expires in 2022, according to Radius Data Exchange.

Plans for the £200m 170,000 sq ft scheme being delivered by Stanhope and Swiss investor AFIAA on Gresham Street include terraces on the top three floors of the nine-storey building, as well as a café and business lounge.

The scheme is the first time Stanhope, which developed the original building on the site, and AFIAA have come together on a development project.

It is expected to be ready for occupancy by the autumn of 2020.

Stanhope declined to comment. Smith & Williamson has been contacted for comment.

Cushman & Wakefield is the leasing agent on the building.
