Solent sea fort retreats after failing to sell

A Victorian sea fort in the Solent between Southsea and the Isle of Wight was one of the properties which failed to sell at Clive Emson’s autumn sale.

According to the auctioneer, the 99,000 sq ft Horse Sand Fort is currently available at £700,000 after bids failed to reach the guide price of £750,000-plus.

The fort was one of the highest value of the 130 lots to go under the hammer at the five-day sale which took place between 28 October and 1 November.

Nonetheless, the auction raised more than £17m and achieved a success rate of 75%.Medium-sized properties with development potential were especially popular.

A former post office and sorting office in Freshwater, Isle of Wight – with planning consent in place for conversion to up to five flats – was sold for £166,000.

Land with outline planning consent for two homes in St Lawrence Bay, Essex, was sold for £172,000 after a bidding war.

And Torquay’s former Conservative Club, which has planning consent for conversion to three homes, sold for £165,000.

Clive Emson’s final sale of 2019 will take place on 9-13 December in Chelmsford, Maidstone, Brighton, Saltash and Fareham. An online auction will take place on 19 December.
