Solicitor Edge & Ellison (E&E) is talking to developer Argent about taking a prelet on up to 6,503 sq m (70,000 sq ft) of offices at its 92,900 sq m (1m sq ft) mixed-use Brindleyplace in central Birmingham.
Roger Madelin, Argent’s chief executive, confirmed he was talking to the law firm but denied that they were in detailed negotiations: “We are talking to every potential occupier in Birmingham and beyond,” he said.
A deal with E&E would be a coup for Argent, which has yet to attract a major legal or accountancy occupier to Brindleyplace, which is just off Broad Street outside the traditional office core.
E&E, which currently occupies around 6,503 sq m (70,000 sq ft) in Rutland House on Edmund Street in the city centre, is also quietly examining other options for new space in Birmingham.
It is believed to be looking at Richardsons’ Colmore Place office scheme and at Victoria Square House – the former Lloyds TSB building which MEPC is currently refurbishing.
However, before it can decide upon a move to new premises, it must dispose of its existing property liabilities. E&E used to own the freehold of Rutland House but around six years ago sold the premises to Mercury Asset Management in a sale-and-leaseback deal.
Another solicitor currently searching for new space in the city is Dibb Lupton Allsop. It has shortlisted several sites in central Birmingham, including both Brindleyplace and Victoria Square House.
