A development opportunity in one of Winchester’s most sought-after residential areas will go under the hammer in the final Savills sale of the year, with a guide of £2.9m.
Lot 25 (pictured), in the Sleepers Hill area on the western side of the city, is a six-bedroom detached house on a large garden plot of around 1.13 acres. Plans were approved in mid-2020 to replace the 1970s home with four five-bedroom houses ranging from 6,049 sq ft to 3,283 sq ft, including one with a basement swimming pool.
The opportunity is among 138 lots listed for the 15 December sale, which is one of the biggest December catalogues Savills has had in recent years.
Director Robin Howeson said: “At the upper end, there’s some appealing development sites as well as residential houses in sought-after locations – the type that rarely come to the market.
“There are also some good entry-level investments, particularly on a regional level, as well as mixed-use opportunities in key towns and London suburbs. Given the range of property types in this sale, we expect to see a broad buyer base and, ultimately, some good results on the day.”
Other highlights include a corner site close to the University of East London in Stratford, E15, with lapsed planning consent for redevelopment to provide eight self-contained flats and two commercial units (lot 56). The site is guided at £1.4m. It is currently occupied by a terrace of four mixed-use buildings and a yard area and offers potential to improve the scheme, subject to consents.
In Peckham, SE15, a block of seven flats in a period block with communal swimming pool is also guided at £1.4m. The flats in Warwick Gardens House are all let on ASTs, producing £84,240 per annum.
Two homes in London conservation areas are also among the £1m-plus lots.
A rarely available, eight-room semi-detached house of approx. 2,194 sq ft in Chiswick, W4, is listed with a guide of £1.35m (lot 28).
And in Addington Square, Camberwell, SE5, a Georgian Grade II listed four-bedroom semi-detached house with garden, is listed with a £1m guide.
