Southampton’s £40m low-carbon logistics scheme approved

Graftongate and Bridges Fund Management have been granted planning consent to develop a low-carbon industrial and logistics facility near Southampton.

The gross development value of the building is expected to be around £40m.

The 135,000 sq ft scheme, known as Nursling 135, will sit on a six-acre site at Nursling Industrial Estate, near junction three of the M27. The site was acquired by the partners last year.

The development will target BREEAM Outstanding and EPC A+ ratings and be net zero carbon in operation.

Benniman has been appointed as the main contractor for the development, with construction due to commence this month and complete in the first quarter of 2025.

Henry Pepper, partner at Bridges, said: “This will be one of the most sustainable industrial developments in the UK, boosting the local economy and providing employment space in a logistics location that benefits from connections to the port and the motorway network.”

The scheme’s retained agents are DTRE, JLL and Lambert Smith Hampton.
