Southern Grove adds to Truman Brewery PBSA

Southern Grove Group has unveiled plans to develop a further 200 student beds at the Truman Brewery site on Stour Road, Fish Island, E3.

The £55m scheme, branded the Broadwood Piano Works, will follow on from 330 beds in the first £88m phase called The Vogue.

This part of the development received planning consent at the end of 2020 and is under construction. It has been forward funded by CA Ventures, in a £34.5m deal as part of its joint venture with Harrison Street. Phase two will complement this, and will include 27,000 sq ft of commercial space, with co-working facilities, a gym and space for pop-ups and creative workshops.

Tom Slingsby, chief executive at Southern Grove, said: “The first and second phases will come together to create one of the most cosmopolitan and diverse communities of students in the capital, a melting pot of different disciplines and interests.”

Southern Grove said it acquired the site this month, but did not disclose the price. It has instructed Henley Halebrown, architects from the first phase, to work up plans for this site to be submitted to the London Legacy Development Corporation.

The developer will retain the heritage chimney and boiler house that previously formed part of the John Broadwood & Sons piano factory.

The Truman Brewery expanded to the site in 2013, building on its iconic headquarters in Brick Lane. That building was once the world’s largest brewery, established in 1666, but has since become host to community events and arts businesses and is now set to be redeveloped as a shopping centre and office block.

Hillstone Group advised Southern Grove on the acquisition.
