Developer Joseph Homes is set to receive planning permission from Southwark Council for a 688-bed purpose-built student accommodation scheme in Sylvan Grove, off Old Kent Road, in Southwark SE15.
The proposed development will replace a previous scheme on the 0.7-acre site that featured 219 homes and 32,000 sq ft of commercial workspace in a 32-storey tower and a connected five-storey block, which was approved in January 2022.
Joseph Homes submitted the new scheme in March this year, comprising the PBSA, 21,000 sq ft of commercial space and 23 flats across two buildings – a 34-storey tower and a seven-storey shoulder block.
The planning statement for the site said: “Since the approval of this application, the applicant has reassessed the viability and deliverability of the previous scheme in light of recent significant increases in build costs and changes to Building Regulations and Fire Guidance requiring the inclusion of a second core, alongside slow growth of residential values, and has worked alongside the design team to bring forward a deliverable alternative scheme for the site.”
The scheme has been recommended for approval at a Southwark Council planning meeting next week.
