Create REIT is set to receive approval to redevelop Castle Works in Southwark into a mixed-use scheme at a planning meeting later this week.
The proposed 15-storey scheme at 21 St George’s Road, SE1, includes an 89-bedroom hotel; 7,500 sq ft of offices, including 800 sq ft of affordable workspace; café/restaurant; and a retail kiosk.
It would replace the existing pair of joined brick-clad, steel-framed buildings arranged over four storeys.
The Latitude-designed scheme would be net zero carbon in operation, air quality-neutral and extensively greened, and is targeting a BREEAM Excellent rating.
The site is within the Elephant and Castle major town centre, which is currently being regenerated as a London Plan opportunity area.
The scheme has been recommended for approval by the London Borough of Southwark.
