Space race for Bristol offices

1 Redcliff Street BristolA looming supply crisis has prompted 300,000 sq ft of new office requirements in the ­Bristol market.

TLT Solicitors is seeking 80,000 sq ft and is one of at least 12 companies looking for new head offices in the South West city.

Advised by Knight Frank, TLT wants to upgrade from 57,600 sq ft at 1 Redcliff Street.

Legal firm Foot Anstey, engineering giant Babcock International and online take­away firm Just Eat are also on the hunt, seeking 20,000 sq ft, 25,000 sq ft and 15,000 sq ft respectively.

Bristol agents said a further eight companies with requirements of between 10,000 sq ft and 20,000 sq ft were also launched this month.

The requirements follow a buoyant 2014 for the Bristol office market, with take-up breaking the 1m sq ft barrier for the first time since 2008.

Peter Musgrove, director of Lambert Smith Hampton’s Bristol office agency, said: “After a year of great take-up, companies that were not in the market before are realising they cannot wait any longer to look for space.

“On top of this, permitted development rights are pushing tenants out of buildings and there are a lot of lease events because lots of expiries were pushed back a few years ago. Bristol is seeing a perfect storm for requirements right now.”
