West Midlands Enterprise Board and Airfield Estates plan a speculative start for 2,787sq m (30,000sq ft) of B1 offices in two buildings as the first phase of Walsall Business Park, Aldridge in the West Midlands. Letting agent Grenville Smith & Duncan quotes a rent of £129.17 per sq m (£12 per sq ft).
The 3.23ha (eight acre) site was formerly part of Walsall Airport. The two 1,393 sq m (15,000 sq ft) buildings will be marketed for occupation either as single units or as suites of 93sq m (1,000sq ft) upwards. Proposals for the later phases, which include plans for a 3,716 sq m (40,000 sq ft) headquarters building, envisage a total of 9,290sq m (100,000sq ft) being built on the site.
Adrian McStay, of letting agents Grenville Smith & Duncan, commented: “We believe this is the first speculative office building in Walsall for a long time. We feel there is a gap in the market and we believe now is the time to grasp the nettle.”
