Speedy connections for Leeds’ Telecom House

Bruntwood is about to let more than half of the 100,000 sq ft former Telecom House in Leeds only three weeks after launching the refurbishment.

The top three floors of the 10-storey former BT building on Wellington Street and Lisbon Street, now called West One, have been taken by Keypoint, a new venture of law firm Beresford’s.

It will pay £18.50 per sq ft for 25,000 sq ft on a 12-year lease. It also has an option on another 8,300 sq ft floor.

Law firm Ricksons, presently based at nearby Park Place, is about to take the 8,300 sq ft fifth floor. A third, unnamed, occupier is close to taking 16,000 sq ft and the first and second floors have been let to a number of small tenants in blocks of 1,000-7,000 sq ft.

Craig Burrow, senior surveyor at DTZ, which is advising Bruntwood with Sanderson Weatherall, said: “Leeds has a lack of immediately available grade A office space and Bruntwood’s success shows the potential for a developer who gets it right.

“In catering for all sizes of occupier it is quite different to what Leeds is used to.”

Bruntwood recently let another former BT building in Leeds, the 80,000 sq ft Westgate on Grace Street, where Accenture took 36,000 sq ft, Leeds council took 30,000 sq ft and a final 12,000 sq ft was let to an unnamed occupier at £18 per sq ft.
