Schroder Real Estate Investment Trust has bought Heathfield Industrial Estate in Milton Keynes for £5.1m, reflecting a net initial yield of 7.7%.
The freehold estate comprises 28 units totalling 104,200 sq ft and producing rent of £410,833 pa.
Average rents are £3.94 per sq ft and the average lease length is two years.
It adjoins the 213,536 sq ft Stacey Bushes Industrial Estate, which the company bought in August.
