Hammersmith and Fulham Council is expected to approve St George’s plans for a mixed-use scheme with 415 new homes at Chelsea Creek, Fulham, SW6.
The plans are minded for approval at the upcoming planning committee on 11 December.
New plans supersede the existing plans for two buildings, replacing a proposed office block with a higher density residential scheme. This would bring the total number of approved homes to 823, up from 489.
The new development comprises 35% affordable housing, 60% of which will be affordable rent, with the remaining 40% intermediate rent. It also includes 5,888 sq ft of offices and commercial space. There will be two new towers of between seven and nine and 31 storeys, and redevelopment of the canal area with a new pedestrian bridge.
The scheme was designed by Squire and Partners. The application was prepared by Quod.
A planning report from the council said: “The proposal would help to regenerate the wider South Fulham Riverside Regeneration Area whilst maximising the value of the existing vacant site. The development provides the maximum reasonable proportion of affordable housing on site. This is supported in order to maximise the delivery of much needed affordable housing within the borough.”
The 2.1-acre site at Chelsea Creek is bound by Fulham Gasworks and Railway Line and Imperial Road. Planning for 489 homes and around 203,395 sq ft of shops and offices across eight buildings was granted in 2016. A large portion of this has been built and is already occupied.
Berkeley Group developer St George submitted its planning application in August of this year, following its EIA application in June.
The site adjoins the Fulham Gasworks site, where Berkeley’s St William seeks to develop 1,843 homes and 129,167 sq ft of commercial space, with buildings of up to 37 storeys.
Approval of the plans means the two sites are now expected to deliver around 2,666 homes in the area.
