St James boosts affordable homes at White City

Berkeley Group’s St James has submitted a revised plan for its White City Living site, W12, which will see the number of homes increased from the current planning consent of 1,477 up to 1,814.

The 337-unit increase, submitted through a Section 73 application will see the development’s affordable element increase from 298 to 416 homes, representing 35% of the uplift, and in line with Greater London Authority plans.

The first phase of the development, comprising 406 homes, remains unchanged, with construction having begun earlier this year. All the affordable housing is in phase two and is due to start on site in Q3 2018, subject to planning consent.

The extra homes are provided by increasing the height of some blocks and a proposed new tower to the south east of the site.

St James finalised a land deal for an extra 1.4 acres from neighbouring Imperial College in January. Planning is expected to be submitted in spring 2018. EG revealed details of the environmental impact assessment back in April for 550 homes at this site.

Across both sites, St James could provide more than 2,350 new homes.

Imperial will eventually vacate the site and has also submitted its own plans directly to the north, with an EIA submitted in July for a new 2.7m sq ft University campus.
