St Martins Property Group has secured outline planning consent to extend its Windmill Hill business park in Swindon by up to 22,100 sq m (237,800 sq ft).
The developer is looking to pre-let the site but is also examining the possibility of speculative development. “They are looking at all the options at the moment but nothing has been resolved,” said Alistair Bond of joint letting agent Hartnell Taylor Cook.
Outline planning consent has been granted for the construction of another two phases at Windmill Hill. According to Michael Durrant, executive director for St Martins, development at Windmill should meet the demand for new buildings along the M4.
Durrant said: “With the letting at Quadrant in Swindon, there is a paucity of good new buildings on this section of the M4. St Martins considers itself to be in a strong position to meet the needs of major blue chip organisations known to be seeking space along the M4 corridor.” Quadrant was let to Swindon occupier Lucent, which now occupies some 7,432 sq m (80,000 sq ft) on the business park alone.
Other occupiers of the 58,000 sq m (625,000 sq ft) of existing office at Windmill Hill include National Power and PHH.
Alder King, Hartnell Taylor Cook and Knight Frank are letting agents for Windmill Hill.
