A joint venture between St Modwen and Persimmon Homes has submitted two planning applications to Wolverhampton City Council for the £150m redevelopment of the Goodyear Works site, in Wolverhampton, West Midlands.
Persimmon Homes has submitted plans for the first 314 new homes at the 88 acre site, while regeneration specialist St Modwen has also lodged an application for a new neighbourhood park.
The residential planning application is the first to be made by the £300m joint venture since it was formed last August. The jv was set up to unlock some of the UK’s major regeneration projects. The 50:50 partnership plans initially to develop 2,000 homes on seven UK sites owned by St Modwen over a five-year period.
Simultaneously, St Modwen has lodged an application for a new 17.5 acre park that will cover land at the northern end of the site and comprise sports pitches and games areas.
Infrastructure work has already started on site to provide a new access road along with a 17,000 sq ft Aldi foodstore.
Goodyear retains 18 acres of the 88 acre site located close to the Stafford Road. The manufacturer has leased back the land from St Modwen to house its operational facilities. Outline planning consent was granted in 2007 to redevelop the remaining 70 acres to create a vibrant mixed-use development, including retail, residential and the proposed new park.
