St Modwen has signed up the first occupier for its 55-acre Access 18 scheme at Avonmouth,
Paper distributor Antalis is to relocate its regional office and distribution centre from Cribbs Causeway,
Construction will start this month and will be completed in July. Antalis is taking a 20-year lease at an initial rent of £6.20 per sq ft.
St Modwen has also submitted a planning application for 80,000 sq ft of speculative warehousing adjacent to the Antalis unit, with construction due to start in May and be completed in November. The units will be from 11,959 sq ft to 41,915 sq ft.
Rob Skelston, senior development manager of St Modwen, said: “A considerable amount of pre-development work has already been undertaken at Access 18, in a close working relationship with Bristol City Council and the Environment Agency.
“The letting to Antalis is an excellent start to the development phase of the site. There still remains a shortage of good quality new build units for medium-sized operations in
“After this phase we will still have the ability to provide more than 600,000 sq ft of industrial and warehousing space on either a bespoke basis or through further speculative phases.”
