St Pancras Hospital development partner sought

St Pancras Hospital is seeking a development partner for a 5.4-acre slice of prime London development land.

The hospital sits just behind King’s Cross and it is seeking to modernise and redevelop its current estate.

It says the site could accommodate another 760,000 sq ft of space in a mixed-use scheme.

The site currently consists of 19 buildings with 250,000 sq ft of accommodation. A “certificate of immunity” protecting the site from listing applies across all the heritage buildings.

The site could host a variety of use classes, though residential is the most likely due to location – the scheme sits on the underused route between Camden and King’s Cross. The only requirement listed on bidding documents is a 48,000 sq ft facility for mental health research.

The site is being launched by Camden and Islington NHS Foundation Trusts, which will use the redevelopment to invest in an “overarching transformation of the trust’s estate” and deliver its new clinical strategy.

GL Hearn are advising the trusts, with a bidder briefing event on the 18 July.
