St William revise Haringey Heartlands scheme

St William are going back to the drawing board in order to re-work their Haringey Heartlands scheme, near Wood Green, N22.

As tipped by EG nine months ago, the Berkeley Homes subsidiary will revise the scheme and go back to planning in order to increase the density across the former gas holders site and provide more homes and taller buildings.

Haringey is a local authority on a mission, with major plans to increase housing across the borough. Wood Green town centre, with the help of Crossrail 2, is at the heart of its regeneration plans with the borough currently consulting on the Wood Green Area Action Plan, which aims to provide 7,700 new homes and 4,000 new jobs.

The AAP document which is in draft form at the moment, proposes the gas holders site, as a site for intensification and suggests the site is capable of taking up to 1,610 homes.

The existing planning consent, granted in outline form back in 2011 and detailed consent just last year, allows for just 1,056 homes. It would seem  St William have a licence to increase the density and are being actively encouraged by the council to think again.

Berkeley have yet to confirm the actual number of homes within the new scheme, as it is still in the early stages of design. As well as more homes, the plan will also include a new community hub, increased employment space, new green spaces and a civic square, and better connections through the site to adjoining developments.

Consultation for St William’s revised Haringey Heartlands scheme is currently ongoing, with an application expected to be submitted later this year.
