Stanhope and Network Homes have had planning approved for a £200m resi-led modular scheme in Merrick Place, Southall, UB2.
The development will deliver 575 new homes, 22,604 sq ft of office space and 3,422 sq ft of flexible commercial floorspace between four separate buildings of between 15 and 23 storeys.
It will be car-free, but will offer cycle parking spaces and two servicing bays on Merrick Road. There will also be communal gardens and a public realm space.
The scheme has been designed by Cartwright Pickard and will be built using both traditional and modern off-site modular construction, with elements such as bathrooms, balconies and panelling being factory-built before installation on site.
The jv between Stanhope and housing association Network Homes was signed in February, seeking to regenerate a large light industrial site next to Southall railway station in the Southall Housing Zone, Ealing.
Plans were submitted in April, and construction will begin on 19 December, with the first houses expected to be completed by Q4 2021.

The developer and housing association initially signed a framework agreement in 2016 to explore opportunities in the build-to-rent sector, with Laing O’Rourke recently coming on board as construction partner. The three companies intend to identify and build out multiple sites over the next five years.
