Derwent has let around 20,000 sq ft on the ninth and tenth floors of 1–2 Stephen Street, W1, to private equity firm AnaCap.
The deal is a rare example of a financier taking space around Tottenham Court Road and also represents a new rental high for the building, with a price agreed of over £80 per sq ft.
The 267,000 sq ft block, of which 102,000 sq ft has been refurbished since 2013, is now fully let.
