Strategic partner sought for Thamesmead Waterfront

GVA has been hired to find a strategic partner for Peabody’s 11,500-home Thamesmead Waterfront scheme.

The adviser will bring the opportunity, which forms part of the wider 20,000-home Thamesmead project and has an estimated gross development value of £5bn, to the market later this year.

Overseas institutions, specifically from the Far East, are known to have explored the partnership.

The development opportunity also includes 1m sq ft of commercial property.

Gerry Hughes, chief executive at GVA, said: “Thamesmead Waterfront is a very rare opportunity. The planned new infrastructure will enable housing, commercial and community development, including a new town centre on the scale of a new town.

“Moreover, we will see the transformation of more than 2km of previously undeveloped waterfront.

“We anticipate considerable interest from across the globe for what is a £5bn GDV opportunity.”

When Peabody acquired Gallions, Trust Thamesmead and Tilfen Land in 2014, it meant housing, community investment and more than 100 acres of developable land in Thamesmead became owned by a single organisation for the first time in a generation.

Housing associations Peabody and Family Mosaic merged to create a new Peabody earlier this month.

Working across 21 locations in London and the South-East, the housing association owns and manages more than 55,000 homes, providing affordable housing for around 111,000 people.
