Supermarket Income adds sites and refinances debt

Supermarket Income REIT has added a brace of sites in Basingstoke and Doncaster to its portfolio for £83m.

In Chineham in Basingstoke, Hampshire, the REIT has bought an 18.7-acre site from Tellon Capital, which houses a 61,000 sq ft Tesco superstore, M&S Foodhall and an Iceland.

The REIT has also bought a 5.2-acre site in Carcroft in Doncaster, South Yorkshire, in a sale and leaseback deal with Asda. Asda will hold the 46,000 sq ft store under a new 100-year lease.

The total purchase price of £82.9m reflects a combined net initial yield of 4.9%.

The REIT has also arranged a new £412.1m unsecured credit facility with a bank syndicate comprising Barclays, Royal Bank of Canada, Wells Fargo and Royal Bank of Scotland International.

It marks the first time that the REIT has accessed unsecured debt financing.
