SVA auctioneer Shaun Vigers was stunned by the sale of a redundant filter house near Stirling for residential conversion last week. It made £143,000.
“We hadn’t got more than £40,000 or £50,000 for anything similar, although this was a bit better,” explained Vigers. “So on a good day, downhill and with the wind behind us, I thought we might get £100,000. I was completely astonished.”
Offered by Scottish Water, the property in Pendriech Road, Sunnylaw, Bridge of Allan, is on 0.26 acre (0.10ha) with “a view to die for”. “But it needs a lot of work and there is no planning consent,” said Vigers.
Also offered by Scottish Water was a semi-detached house in Blanefield by Strathblane, which had been guided at £100,000. With nothing else in the village available on the market, “frustrated demand” saw bidding soar to £152,000.
After the auction in Glasgow’s Quality Central Hotel there were five lots left unsold out of the 30 offered (84%). Two have since been sold, boosting the sales proceeds to £1.35m.
“I am very pleased with the end result,” said Vigers. “My impression is that there is a lot of money out there looking for a home at the moment.”
