Citygrove Developments are to develop a 250,000-sq ft retail and leisure park on a 16-acre site at Swansea’s North Dock.
The developers intend to create a “fully-integrated” scheme with around 130,000 sq ft of retailing, 100,000 sq ft of leisure and a 20,000-sq ft “tropical hot house” — the latter providing a focus for the complex.
Retailers said to be interested include Toys R Us, Habitat, Boots’ Children’s World and Rumbelow’s Home Tech. Leisure proposals are for a multi-screen cinema, restaurant and other facilities.
Citygrove are currently in the process of acquiring the site from the local council for around £4m and estimate that the development will have a final investment value of around £11m. Construction work will start on site in the early summer, with completion aimed at February 1988.
The selection of Citygrove by Swansea council was made from a shortlist of six developers, the others being Enterprise Zones, B J Group, Cameron Hall, Arrowcroft and Peel Holdings.
Donaldsons are advising the council; Hillier Parker and Dunlop Heywood are advising Citygrove; and the project architects are the Perry Thomas Partnership with Fitch & Co as leisure consultants.
