Take-up stays steady in M27 corridor

Larger deals along the M27 corridor kept office take-up steady in the year to the end of August.

For the third consecutive year Hughes Ellard took first place in EGi’s M27 Corridor office disposals league table, in what has been a static market where take-up has decreased by just 3% to 611,837 sq ft.

Agents are bucking national trends by filling more floorspace as the average deal size rose by 14% to just over 3,000 sq ft.

Deal numbers have fallen by 15% to 200 for the year; the largest was the 70,310 sq ft letting to HSBC at Forum 1 in Fareham jointly brokered by Hughes Ellard and Knight Frank.

Almost half of all deals were signed in the Southampton area, but it was Fareham where three of the five largest deals completed.
