Why Catesby property group is pushing ahead with the development of its £100m, 120-acre business park, which has the potential to house up to 2m sq ft of mixed development. Construction is under way on the Jupiter and Saturn buildings as well as the trade park.

Who Developer: Priority Sites, a joint venture between RBS and English Partnerships

Why Sheffield has long suffered from a lack of good-quality office space. This £13m office scheme intends to address this problem. The 70,000 sq ft five-storey block got the go-ahead from Sheffield city council last month. Priority Sites intends to make a speculative start at the beginning of next year.

Why Speculative construction of 2 City Walk, next to Simons Development’s existing 1 City Walk, has just been completed. The 64,000 sq ft of offices will probably become better known for its 100 ft flag pole affectionately dubbed “Spike”. Simons says the flagpole was a stipulation by city planners. A flag, however, is not compulsory.

Why At 51 storeys and 157m, this mixed-use scheme will wrest the tall building crown from Bridgewater Place. This skyscraper forms phase two of the West Point redevelopment of the former Royal Mail building. Detailed planning permission for the £200m scheme is due to go before planners in December. Outline plans have been submitted for 650 luxury flats and an adjacent 90m glass tower will provide 100 serviced flats and 100,000 sq ft of offices. A winter garden and 17,500 sq ft leisure and retail offerings will surround a central piazza. The build programme will take three years with completion set for 2009.

Why Work started on the Darwin and Ellington buildings in May. The 60,000 sq ft and 80,000 sq ft buildings will be ready by spring next year and add to Akeler’s 120,000 sq ft of space already built out.
