Taylor Clark Properties is to redevelop the south side of Golden Square, W1 as a 9,290 sq m (100,000 sq ft) office scheme.
It will have an end value of £40m and will be the largest new development in Soho.
Taylor Clark has decided against building out an existing permission for a single 7,800 sq m (86,000 sq ft) office building and opted for a short-term refurbishment of the 11-building island site dubbed Soho Village.
The current application proposes the wholesale redevelopment of 13-18 Golden Square, with 7-10 Lower James Street and 66-74 Brewer Street.
Taylor Clark director Duncan MacDonald said: “We’ve got existing consent for a large single building, but this new scheme breaks it down into two phases with retail on the ground floor. It’s one scheme, but in two parts and it gives different sized floorplates.
The offices facing Golden Square will provide 3,700 sq m (40,000 sq ft) net with floorplates of around 650 sq m (7,000 sq ft). The Brewer Street frontage will contain 1,440 sq m (15,500 sq ft). The retail element will run to 1,860 sq m (20,000 sq ft). Leases fall in in mid-1999 and construction will start soon after.
