Midlands developer Taylor Grange has submitted plans for 440 build-to-rent flats and a 230-bedroom hotel at The Square on Birmingham’s Broad Street.
The scheme, designed by Corstorphine + Wright Architects, rises to 35 storeys in Birmingham city centre.
Taylor Grange acquired the 1.7-acre site from Freshwater Group and the Schools of King Edward VI earlier this year and is in talks with potential funders for BTR and a hotel prelet.
The proposals from Taylor Grange’s 2020 Living brand include space dedicated to social activities, exercise and work, with a large courtyard, a sports pitch and a running track.
Sam Ginda, chief operating officer at Taylor Grange, said: “The Square redevelopment will be a vibrant, highly-managed, amenity-rich BTR product, with a big focus on inclusive communities, health and wellbeing.”
West Midlands Combined Authority mayor Andy Street added: “Building more truly affordable homes in the region is critical, and I have been assured this development will include some affordable accommodation.
“In order to meet our housing demand by 2031 and protect our precious green belt, we need to not only build homes on a brownfield-first policy, but also look to build upwards – not outwards – in town and city centres.”
Taylor Grange Developments is currently working on five BTR schemes in Birmingham with an end value of £500m and potentially more in the pipeline.
