
Three floors at the 21,000 sq ft Strand Bridge House on London’s Strand, WC2, have been let before the completion of the building’s refurbishment.
Genealogy website Ancestry has taken the fourth floor. The fifth and sixth floors have been let to film and TV producer and distributor, STX Entertainment. Both tenants have signed 10-year leases at rents of around £65-£70 per sq ft.
The building – which was the first London asset purchase by its Philippine owner BDO Unibank – has been given its first major refurbishment for 25 years. With a further floor now under offer, two floors remain available.
Tim Cooney of Farebrother, who advised BDO Unibank on the lettings, said: “These lettings underline the strong demand for offices of 3,000-5,000 sq ft in this part of London. The landlord is delivering an extremely high-quality refurbishment and this is reflected in the results being achieved.
“These deals were concluded after the EU referendum and US election votes and are a major endorsement of both this location and the transformation of the building.
“As a key piece of the Northbank Business Improvement District, this area of the capital is due to see transformational change with the proposed part-pedestrianisation of the Aldwych and the 300,000 sq ft letting of the Aldwych Quarter development to King’s College.”
