Tenants sought for Edinburgh House

Edinburgh-HouseSouth Bank specialist agency Union Street Partners has been instructed by Workspace Group to lease a Kennington office block.

Tenants are being sought for the 70,000 sq ft Edinburgh House, SE11, which was acquired by Workspace last year for £25.3m – a 5.2% yield – on a long leasehold from the Duchy of Cornwall.

The office was entirely let to the Metropolitan Police until this year.

The lease, due to expire in 2030, was subject to a rent review in 2015, when the tenant was understood to be paying £22 per sq ft.

The appointment marks the agency’s millionth sq ft of instructions, in line with its second birthday next month.

In 2014, Farebrother and Tuckerman, which specialises in the Victoria, SW1, area, launched Union Street Partners to focus on the evolving South Bank area. It is the first in the market for more than 20 years and combines the experience of both firms.

Mark Fisher, of Union Street Partners, said: “It’s great to be able to get involved with this very exciting area of London and be part of the regeneration along the river, and also deeper into the south London boroughs.”
