TfL and Grainger boost Nine Elms BTR

Transport for London and Grainger have increased the number of homes planned for the over-station development in Nine Elms, SW8, to up to 475 build-to-rent apartments.

The plans are one of the first to be revealed after TfL selected build-to-rent developer Grainger to deliver a portfolio of more than 3,000 flats across London.

Proposals from the new joint venture, Connected Living London, have seen a rise from initial plans for around 400 homes. The flats will be delivered across three buildings and will provide 40% affordable housing delivery, by habitable room.

The 1.85-acre site is currently being used as a works site for the Northern Line Extension and creation of a new public square. The jv will hold a public consultation on the plans in late February.

Ben Tate, head of build-to-rent (delivery) at TfL, said: “These homes are being specifically designed to provide housing for those who wish to rent rather than buy, helping meet a growing demand.

“It is important that our proposals enhance the local area as well for the community, which is why we are proposing a new central square, along with public transport improvements such as new cycle parking.”

Assael Architecture has designed the scheme. Avison Young is advising on planning.
