TfL submits new plans for Southwark office tower

Transport for London has submitted new plans to develop a commercial building over Southwark tube station.

The plans include a stepped tower rising 17 storeys to house around 200,000 sq ft of office space and 13,304 sq ft of affordable workspace on the ground and first floor along with some 7,500 sq ft of retail and food and beverage space.

Designed by AHMM, the scheme incorporates Southwark station, Metro House (formerly Algarve House), the Styles House chalet units on The Cut, SE1, and the adjoining public realm within Isabella Street. The plans will also demolish 49-56 Hatfields and No 1 Joan Street.

TfL is aiming to achieve the highest standards of sustainability with the development and as part of this the proposals commit to constructing the building using cross-laminated timber instead of concrete, as well as incorporating planting on its terraces.

TfL has agreed conditional terms for a land swap with Southwark Council to rationalise their respective ownerships to enable TfL to build the office tower over Southwark station and to enable the council to develop affordable housing within the Styles House site.

Southwark Council has allowed the residents of the Styles House Tenant Management Organisation the opportunity to design the new block of 25 council homes.

The TMO appointed Igloo Regeneration as its development manager and Bell Phillips as its architect to design the homes and submitted a planning application in March for the scheme.

They also aim to reflect the importance of entrepreneurship in the local area by creating more retail and commercial opportunities, with a focus on affordable workspace for small and independent businesses.

“We are keen to deliver a building at Southwark that is world-leading in sustainability and our application demonstrates our confidence in the borough and the wider city.”
