The Collective has revised its plans for its Stratford High Street development after waiting two years for the GLA to give consent for its co-living scheme.
Planning documents submitted to the London Legacy Development Corporation detail plans for a 287-room hotel rising up to 22 storeys allowing up to 90-day stays.
The revised plans from PLP Architecture supersede the previous application for 222 rooms in towers of up to 15 storeys, under the sui generis use class defining the scheme as co-living.
The planning document states: “The Collective have since diversified their business model and product line to include a short stay offer, which forms part of the company’s aspirations to create a global membership community. The short stay offer is what The Collective now wish to bring forward for the site.
“The proposed development at Stratford High Street will be developed and managed by The Collective, delivering a new type of hotel with a vision that it will become a hub for the local community.”
The development at 304-312 Stratford High Street has been in the works for several years. Original plans were submitted in 2015 and approved by the LLDC in June 2017. However, the called-in scheme had been on hold pending final approval from the Mayor of London.
City Hall has yet to approve a single co-living scheme, despite support for this tenure in the Draft London Plan. Lack of clarity from the GLA regarding minimum size standards has led to a planning lottery, where approval comes down to local authority receptiveness to co-living.
As a result, The Collective has turned its attention to short-term stays through hotel use classes. Its landmark 705-room Canary Wharf scheme was approved as a hotel, and this year it received consent for a hotel in Hackney in a joint venture with developer Hurlington.
The revised Stratford plans can be viewed at the LLDC planning portal, lodged with planning application reference 19/00291/FUL.
