The Collective expands co-living to Waltham Forest

The Collective is planning a 300-bedroom co-living scheme and music venue in Waltham Forest which would be the east London borough’s first development of this kind.

It has lodged plans for No 1 Blackhorse Lane in Walthamstow, after agreeing to acquire the former Royal Standard pub and music venue from owner Turkish Food Centre earlier this year.

Designs from Acme propose a nine-storey building with co-living on the top floors above an 8,200 sq ft music venue, cafe and bar. It includes a shared kitchen and dining area and roof terrace.

The schemes offers 14,800 sq ft of internal amenity space with a lobby and event area, public gallery, gym, screening room, two large kitchen/dining areas, spa and wellbeing centre, lounge, library and co-working space.

The rooms vary from 16 sq m to 27 sq m, with the majority (70%) at 18 sq m. They are all proposed under the long-stay tenure for stays of more than 90 days under the sui generis use class, as opposed to its short-stay offering or hybrid, for example at Canary Wharf.

The site at Blackhorse Lane spans 0.6 acres and the pub has been vacant since 2011. The new application supersedes the previous consent for 50 flats, a supermarket and a basement music venue granted in 2017. In 2018 the owner appointed Colliers International to sell the residential development.

The scheme would be the first co-living for Waltham Forest and the eighth in London for the Collective, which has schemes in Ealing, Tower Hamlets, Wandsworth, Hackney, Harrow and Westminster.
