West Berkshire council has refused planning permission for a development of floating homes, designed to offer protection against the threat of flooding.
The site of the development, at Theale near Reading, is also one of the last remaining strongholds of the nightingale. The council said the bird colony was significant and its loss would be unacceptable.
Developer Berfeld had been planning to build 24 Can-Float homes and 201 other homes along the shores of Lake Theale.
