Design and build company Thirdway has agreed a deal with Paloma Capital for a new Clerkenwell HQ ahead of a move in Q2 2026.
The 21,000 sq ft building at 224 St. John Street, EC1, is set to be refurbished ahead of the move, with works already underway to add a new façade and roof terrace before Thirdway moves in to occupy it in its entirety.
The company has agreed a 11.5-year lease at a rent of £65.52 per sq ft – or roughly £1.4m per year, according to EG Radius data.
Originally based in a 500 sq ft office on St. John’s Lane, EC1, when it was founded in 2009, the company has since been through three office moves and grown to employ over 200 people.
Ben Gillam, founder of Thirdway, said the move “gives us the freedom to do something ambitious: to craft a true ‘home for the office’, a space people ‘get’ to go to.”
He added: “We deliver complex briefs across London, so it feels right to apply that experience to our own space, using our Architecture and Design & Build capabilities end-to-end. It’s a big undertaking, but exactly the kind we’re built for as market leaders.”
Paloma Capital acquired the building from Barts and The London Charity for roughly £15.9m at the tail end of 2019, according to EG Radius data.
Agents Compton and law firm CMS advised Thirdway on the deal, while Paloma Capital was advised by Knight Frank and Greenberg Traurig LLP.
