Three make Liverpool’s Pall Mall shortlist

Three developers have been shortlisted for the first phase of Liverpool’s Pall Mall 1.5m sq ft redevelopment which was given outline planning consent this week.

Competitors for the 4.3 acre site are English Cities Fund, Ask Developments and CTP with Development Securities.

The site, described as Liverpool’s answer to Birmingham’s Brindleyplace, is owned by Hilstep and held on a long lease by car park operator NCP.

Urban regeneration company Liverpool Vision are promoting a £300m scheme stretching from Old Hall Street to Tithebarn Street in the city centre, which includes the land.

The site will contain up to 1.5m sq ft of offices on a 15 acres site, as well as around 500 flats.

The wider Pall Mall regeneration scheme includes English Cities Fund’s £80m St Paul’s Square scheme, which is let to law firm Hill Dickinson, is under private offer form a group of private Irish investors.

Hilstep is being advised by DTZ. A decision is expected early next year.
