Developer Tide Construction and HTA Design have lodged detailed plans for a 462-bed co-living scheme at the Castle Pub site in Ealing, west London.
The plans replace previous proposals for 595 student beds, following pre-application feedback and analysis for residential demand, conducted by HTA.
The £100m co-living scheme includes rooms of between 19.5 sq m and 25.7 sq m, with a valuation based on rents of between £275 to £305 per week. The average room size will be 22.5 sq m, with an additional 3 sq m per room provided as communal space on the lower three floors and top floor.
The scheme includes 16,145 sq ft of amenity space and a replacement pub, with two buildings of 27 and 32 storeys. It includes a large gym, communal kitchen and co-working spaces, a library, health centre and games room.
Tide has proposed that 20% of the homes are offered as discount market rent, equating to 92 units on site, or a payment in lieu.
The 0.3-acre site currently holds The Castle pub, a 1930s two-storey public house, which has been vacant since late 2020. It is a two-minute walk from North Acton London Underground station. It lies within the Old Oak and Park Royal opportunity area.
The scheme would be built using off-site modular techniques from Tide’s Vision Modular Systems, which Tide estimates reduce delivery by more than 50%.
