US property company Tishman Speyer has unveiled plans for its Nowe Miastro scheme in the heart of Krakow, southern Poland.
The 360,000m2 mixed-use scheme will be located on a 20ha site five minutes from the centre of the historic city.
It involves redevelopment around the existing station to provide a “high street” of shopping with public plazas at either end of the scheme.
The proposal has outlineplanning permission, and the company is applying for the first building permits for phase one. This will comprise 200,000m2, which includes 80,000m2 of retail and leisure, 20,000m2 of offices, a four-star hotel and parking facilities.
The local council will also make investments into infrastructure improvements in the area. The first phase has an estimated completion date of the end of 2003. The 160,000m2 phase two is still at the masterplanning stage but is expected to comprise mainly offices.
Krakow is seen as a major investment hotspot in Poland with a catchment of 8m people within a 100km radius – 1.6m more than Warsaw. The Nowe Miastro area is already an important transport hub, with 1m people using its facilities.
Tishman Speyer bought the site in 1998. It has areputation for developinglandmark schemes, including the 130,000m2 Sony Centre in Berlin. CB Richard Ellis and Healey & Baker are letting agents.
