Tour Wragge’s Two Snowhill offices

Two-Snowhill-THUMB.jpegVIDEO: Estates Gazette has been given a sneak peek of Wragge Lawrence Graham & Co’s new regional headquarters within Birmingham’s flagship Two Snowhill building.

Six years on from the then Wragge & Co’s prelet deal, the recently merged law firm has finally moved in to its new space from offices at 55 Colmore Row.

Wragge signed a prelet on the 310,000 sq ft Snowhill scheme back in 2008, for the majority of the building. A rent of circa £35 per sq ft was agreed on a 20-year lease. Robert Caddick, chairman, commercial development and investment and one of the key figures behind the deal at Wragge’s, declined to confirm the terms of the deal but said a “very long rent free period” was included. The firm renegotiated terms in April 2009 and then annually thereafter.

The law firm originally committed to more space than it needed owing to its revenue growth of around 10% per annum. It ultimately took 185,000 sq ft within Two Snowhill of which it occupies 148,000 sq ft. Nearly 37,000 sq ft has been or is being sublet to accountancy giant BDO and Quilter Cheviot.
