Trio of tenants join Birmingham’s Kings Heath

Kings Heath scheme in Birmingham has achieved 50% occupancy after signing three new long-term leases.

Headlam, GAP Plastics, and McDonald’s have taken a combined 16,400 sq ft of space.

Flooring contractor Headlam will occupy 5,500 sq ft in unit 2E, while GAP Plastics has signed for Unit 1B, a 5,400 sq ft warehouse. McDonald’s will be operating a dark kitchen from Unit 2A, a 5,500 sq ft facility.

According to market sources, the average price per sq ft at Kings Heath is around £15.

The deals come after Howdens and Screwfix took 7,298 sq ft and 5,503 sq ft, respectively, last year.

Kings Heath has been brought forward by Greenlight, a joint venture between clients of Delancey Real Estate and Coltham, in December 2023. It comprises 70,000 sq ft of logistics and industrial facilities together with nine multi-use/trade buildings.

The development is located five miles from the M42 motorway, 20 minutes from Birmingham city centre and close to Yardley Wood railway station.

Kings Heath is targeting BREEAM Excellent and an EPC A+ rating, thanks to the solar panels on each facility, roof lights, and electric vehicle charging infrastructure.
