The British Railways Board has secured two major lettings totalling 114,000 sq ft at the Axis building in Birmingham.
The Department for Communities and Local Government has taken 39,000 sq ft on a 10-year lease in the 11-storey building.
Meanwhile, engineering and design consultancy Atkins has signed a 10-year lease on 75,000 sq ft of space.
There is now just 4,000 sq ft of vacant space at the 180,000 sq ft Axis, which is within a four minute walk of Birmingham New Street Station and is adjacent to the Mailbox development.
