UBS Triton has bought the Interchange industrial estate in Swanley, Kent for £30m – a yield of 5.51%.
The estate, which has been recently refurbished, is multi-let to a variety of tenants at an average of £6.69 per sq ft.
The asset was acquired from a UK retail fund managed by Henderson.
The Interchange was originally built in the 1970s, and provides 263,623 sq ft of warehouse and industrial space across nine units and a manned gatehouse.
The purchase is in line with the fund’s strategy to buy dominant multi-let commercial properties in growth locations.
The majority of UBS Triton’s current portfolio, which comprises 31 assets, is in the South East and weighted towards offices, the logistics sector and retail warehousing.
