U+I has been appointed as partner for the redevelopment of the old London Fire Brigade Headquarters at 8 Albert Embankment, SE1.
The London Fire & Emergency Planning Authority selected the developer from a shortlist of four after a full public procurement process.
The site, which sits on a prime central London riverside location, will have an end value in excess of £300m after a mixed-use development. It has sat mostly vacant since 2008.
Native Land signed a deal for the development of the 2.5-acre site in 2007, but the LFEPA terminated the agreement six years later.
The pair failed to obtain planning permission for a 265-flat residential-led scheme with 10,000 sq ft of commercial space, and were unable to agree revised terms within the constraints of the OJEU process. The scheme at the time was estimated to have an end value of £230m.
The site was put back on the market in September 2015 with a requirement to house the Lambeth Fire Station and the new London Fire Brigade Museum.
Legal stages now need to be completed to formally appoint U+I, after which a planning application will be jointly prepared.
