U+I has submitted a fresh EIA application for 8 Albert Embankment, SE1, the site of the former headquarters of the London Fire Brigade. The application comes more than 18 months after a similar EIA scoping application was submitted, with plans now seeing an uplift on previous proposals.
In total, 442 residential units are planned, up from the 368 homes proposed in 2016. Building heights have also increased, from 21 to 26 storeys, along with plans for a hotel increasing in capacity from 150 to 200 bedrooms.
U+I will retain and restore the Grade II listed building and deliver a modern new fire station, as well as a permanent home for the London Fire Brigade museum.
In addition, 125,000 sq ft of office space is planned for “co-working, culture land and workshop”, according to planning documents filed with Lambeth Council. The entire scheme proposes 785,000 sq ft of space.
The site has a long and chequered planning history, with Native Lane failing to gain planning consent for 275 homes and 86,000 sq ft of office space. Plans were refused in 2011.
The London Fire and Emergency Planning Authority terminated its development agreement with Native Land in 2013, after teaming up with the firm in 2007.
