The 79,500 sq ft 1 Capital Quarter office building was acquired by Golden Gate Capital at a yield of 6.5% in November.

KEY INVESTMENT OPPORTUNITIES

Central Cardiff Enterprise Zone is a 140-acre business district in the city centre divided into zones that include Callaghan Square (potential for 500,000 sq ft of offices) and Central Station (potential for 340,000 sq ft offices and retail).

St Athan Enterprise Zone is next to Cardiff airport, which can accommodate any aircraft, including the A380. Adjoining the business park is the St Athan Aerospace Business Park and the Gateway Development Zone, where there are plans for offices, education and leisure facilites.

CONNECTIVITY

Cardiff was one of the first 10 UK cities to become superconnected. The M4 links the city to the South East and London. London is 2 hours and 10 minutes away on the mainline rail link.

Cardiff is capital of Wales and home to the Welsh Assembly. The Principality Stadium hosts international football and rugby as well as concerts by artists such as Bruce Springsteen, U2 and Robbie Williams. In 1999 a barrage across the tidal Cardiff bay was completed, creating a permanent waterfront.
